Custom Home Design Trends in 2026

Every year, Lee Built Homes builds a handful of luxury custom homes on Hilton Head Island and each year, we spot universal trends in home design. 2026 is no exception and already we are seeing trends emerge in the custom homes that we are building.  What’s hot right now? We’re trend spotting in this quick blog post.

In a few words, 2026 is all about Lowcountry charm with modern sustainability, maximizing the outdoor living space, and keeping things flexible.  Here’s what we are seeing!

Homes are trending toward sustainable materials and a lighter footprint. For example, we’re using:

  • Local, durable materials like reclaimed wood accents – we often work with a provider in Savannah for reclaimed wood for exposed beams and trellis work

  • Low-VOC paints and stone quarried nearby when possible.

  • Tabby shell seems to be a hallmark of almost every design we are working on, incorporating Hilton Head Island’s natural elements into home design

  • Non-toxic finishes dominate and quiet HVAC to reduce outdoor noise intrusion.

  • Air-quality monitoring in smart home systems to track CO2, humidity, and VOC levels.

 

Indoor-outdoor living is the core Hilton Head’s architecture.  Design incorporates seamless transitions between interiors and landscapes with:

  • Large operable doors, such as multiple-panel sliders, and pocket doors that blur the line between rooms and the outdoors.

  • Covered outdoor rooms with climate control—ceiling fans, infrared heaters, and weatherproof furniture—so evenings on the porch or lanai feel as comfortable as indoors.

  • Outdoor kitchens and showers become standard, with durable finishes that stand up to humidity and salt air.

 

A connection to nature remains vital.  At Lee Built Homes, we are seeing:

  • Expansive windows to maximize views of lagoons, beaches, and marshes, paired with shading devices to manage heat gain.

  • Integrated planters when the home is finished. We’ve seen living walls and homes with native palms, wax myrtles, and coastal grasses that require less irrigation.

  • A lot of natural textures such as washed cedar, rift-cut oak, limestone, and light marble. The palette echoes the island’s sand and water.

The Kitchen is headquarters. While not entirely new, kitchens that we are building are the social headquarters and emphasized heavily in custom home builds on Hilton Head Island.  We are seeing:

  • Islands (sometimes multiple) designed for socializing. They include built-in seating, tech charging surfaces, and integrated storage to keep countertops clutter-free

  • Designs that hide appliances and flush paneling to maintain clean sightlines toward water views

 

Flexible spaces for coastal living

  • We are seeing multi-use rooms that adapt to a work-from-home setup, guest suites, or a casual entertainment zone. Lee Built Homes has done several offices with murphy beds that allow for a multitude of functions for one single room.  Finding creative ways to maximize space is definitely something we see in almost every build.

  • Mudrooms and utility rooms with easy-clean finishes and built-in storage to manage beach gear, wet swimsuits, and outdoor footwear.

 

Technology that doesn’t compromise aesthetics:

  • We are seeing integrated lighting, shade control, and climate systems accessible via centralized apps or voice commands.

  • Hidden tech: hidden display panels are common in home design in 2026
