·       Good ventilation and lighting; low-noise ceiling fans

·       Built-in storage (under-bed drawers) to minimize clutter

·       Safety: secure ladder, guardrails for top bunks, outlet placement away from sleeping zones.

We’ve done some really cool bunk rooms over the years and it’s an excellent way to add capacity to any home. Great for golfer groups or families with kids alike, adding a bunk room to your vacation rental property adds value by allowing more people to sleep comfortably.

·       Fire feature and seating: a gas fire pit or portable fire table with durable seating creates a focal point and extends usable seasons. Nights in the Lowcountry can get cold in the winter, and off-season in the Spring and Fall, too.

·       Shade and weather protection: adding a pergola, shade sails, or a covered patio will make the space usable in sun and rain.

·       Landscaping upgrades: low-maintenance plantings, gravel pathways, and a well-lit entry to make the outdoor space inviting.

·       Outdoor kitchen: $15,000–$40,000+ depending on appliances and fixtures.

·       Fire features and lighting: $2,500–$12,000.

Upgrade kitchens and bathrooms for ROI

Kitchens and bathrooms are often the deciding factor for your guests.  When they are viewing photos on VRBO, AirBNB or your property management company’s website, guests will gravitate towards the photos of your kitchen and bathrooms. Set the stage with an impressive kitchen and inviting bathrooms. Small, high-impact upgrades can significantly improve perceived value.

·       Kitchen updates: install a modern backsplash, refinish, or repaint cabinets, upgrade hardware, add a durable countertop (laminate, quartz), energy-efficient appliances, and better lighting.

·       Bathroom upgrades: replace vanity, install a water-efficient toilet, update faucets, add a walk-in shower or glass doors where space allows, and improve ventilation.

·       Cosmetic refresh: new lighting, paint in neutral tones, updated switches/outlets with USB ports, and improved storage.

·       Full kitchen remodel: $15,000–$40,000+, depending on scope.

·       Bathrooms: $4,000–$12,000 per bath for mid-range updates.

Boost energy efficiency and occupant comfort

Lower your operating costs with energy efficient renovations on Hilton Head Island and you’ll see the return on your investment. Consider making improvements not only to reduce your operating costs but also to enhance your guests comfort.  Guests are more likely to leave positive reviews, increasing your visibility online and boosting your reputation.  Some ideas include:
